Residential Permitting

Alot has changed for residential short term rental permits (NSTR’s). In 2023, the New Orleans City Council made changes to the regulations that require owners wishing to obtain permitting to enter into a lottery system and one permit will be issued per square (the 4 streets your home is bound by). There is a special exception process for an additional 2 permits. The first lottery application period was July 1st 2023-July 14th, 2023. Subsequent lotteries will be held quarterly.

For those interested in obtaining a permit, or realtors looking to sell a property where the buyers want to STR, there may be current NSTR permit holders in your square already. Please reach out to us for assistance or information about the NSTR lotteries and permitting.

Commercial Permitting

In June of 2023, the New Orleans City Council passed a temporary ban on all new commercial short term rental (CSTR) permits. This ban will last one year, and may be renewed for an additional year while the City Planning Commission conducts a study on how to properly regulate CSTR’s. After the CPC conducts the study, they will make suggestions to the City Council on how to move forward with new regulations.
